Job Description:
ProLogis is the leading provider of distribution facilities and
services
with 2,043 distribution facilities owned, managed and under development
in
75 markets in North America, Europe and Asia.
ProLogis is seeking a Senior Vice President ?Development. Position is
responsible for Catellus Development Group抯 mixed use real estate
development activities in China. Position will initiate, manage and
complete
real estate development transactions; define and close on land purchase
opportunities for master-planned business parks; coordinate the design,
entitlement and infrastructure development for these parcels; and lead
corporate relations with corporate clients, local governments,
development
partners and the public. Position duties and responsibilities include
the
following:

Real Estate Transactions
* Responsible for all aspects of securing new building leases, building
sales, land sales, and other profitable real estate transactions.
* Manage legal documentation and closing of transactions.
* Supervise architect, engineering and construction team to design,
build
and complete effective buildings on-time and on-budget.
* Liaison with corporate customers throughout entire development
process to
ensure complete satisfaction and create relationships leading to
excellent
referrals and future transactions.

Land Acquisitions
* Create new master-planned business park development opportunities for
Catellus in China.
* Coordinate initial land due diligence and planning with architects,
engineers, and other consultants.
* Lead all community and political relations.
* Negotiate land purchases and all required permits and entitlements.
* Facilitate closings.

General
* Lead development and support staff.
* Negotiate and work with municipalities on development, zoning, and
planning issues.
* Oversee the transition of development project responsibilities and
reporting to Asset Management, Finance and other functions within the
Company.
* Manage internal Catellus Authorizations for Expenditures process for
all
new projects and supplementary project expenses.
* Perform various tasks as assigned by President/ Managing Director.

Skills:
Bachelor degree in Real Estate Development, Economics, Business or
related
field is required. Master degree in Business Administration, Economics,
or a
similar field with an emphasis on real estate development is preferred.
A
minimum of 5 years of progressively increasing responsibilities in
commercial real estate development, including management of staff and
consultants is required.

Skills include commercial real estate financial analysis, marketing,
negotiating and deal closing; management skills of staff and a diverse
team
of partners and consultants. A demonstrated ability to achieve goals
with
government entities and diverse public groups is required. Creative
thinking
and decision making abilities and concise writing and excellent
presentation
and sales skills are also required. Ability to work independently and
effectively with limited supervision, direction, and support in a
deadline-driven environment required. Position requires computer skills
using Microsoft Word, Excel and Outlook.

Candidates must have the ability to work 60 + hours per week. Position
requires approximately one-third time spent outside of the office
making
sales presentations, leading meetings, and working with customers and
partners. This position requires local auto travel and some regional
travel.

Candidate must be willing and able to relocate to China.
